What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you want, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total square footage of the house and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services needed?

Challenging real estate taxes

Property tax records frequently reflect inaccurate square footage because the values can come from several sources, and sometimes go unproven — which means you may be paying for more space than you have! Unless an appraiser has performed a recent appraisal or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A home measurement service can secure a fair price for your house. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's home sells at a price that properly reflects market value, we advise asking for a floorplan service for the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested since they can see the layout and attributes of the home before and after touring.
